On March 17, 2023, the National Property Administration (NPA) announced that the first batch of national houses and lands will be leased to rental housing subleasing businesses by tendering to be subleased for residential use. The tendering opened today on the March 16 and all 3 tender cases of houses and lands covering 22 households were awarded. The first batch received 8 submissions via sealed posts to compete in the tender. This will enhance supply for the rental market and create a new milestone in revitalizing and utilizing national non-public real estate jointly with private resources.
The NPA stated that the sizes of the houses and lands (10 households) in Taichung ranged between 16.529 to 33.058 square meters. The subject properties are located near train stations, major arterial roads (Zhongqing Road, Taiwan Boulevard), schools, or markets. Four subleasing businesses have submitted their tender, and the tender was awarded to SKY FUN Group of Asset Management with an annual rent of NT$915,000 (the same currency applies for the prices below). The houses and lands in Kaohsiung City (10 households) can be classified into three groups: houses about 49.587 square meters large, houses with sizes ranging from 19.8348 to 99.174 square meters, and houses about 26.4464 square meters large. The subject properties are located near train stations, major arterial roads, schools, or markets. One subleasing business has submitted its tender, and the tender was awarded to the Kaohsiung Branch Office of Chao Chi Property Management Consulting Limited Company at an annual rent of NT$632,388. The sizes of the houses and lands in Tainan City (2 households), are about 19.8348 square meters and 66.116 square meters. The subject properties are located near the An-Ping Industrial Park, schools, and Tainan University of Technology. Three subleasing businesses have submitted their tender, and the tender was awarded to SKY FUN Group of Asset Management with an annual rent of NT$241,000. These houses and lands shall be renovated by the subleasing businesses and leased to sub-lessees for residential purposes.
The NPA further states that the Northern Region Branch of the Administration will make an announcement on May 30, 2023 about the tender of 12 national houses and lands located on Section 2, Zhonghua Road, Zhongzheng District, Taipei City. The tendering will open on June 30. The subject property was formerly a dormitory of the Forestry Bureau of the Council of Agriculture, Executive Yuan. It is adjacent to Taipei Municipal Jianguo High School, Soochow University, Nanjichang Night Market, and Taipei Botanical Garden. The property is close to Wanhua Train Station and Longshan Temple Metro Station, with excellent living facilities and convenient transportation. The size of the houses and lands range from 76.0334 to 82.645 square meters. It is suitable for lessees who wish to relocate for the purpose of work, education, or residence. The relevant tender information is disclosed on the website of the Northern Region Branch of the Administration. Subleasing businesses are more than welcome to submit their tenders.
The lease of national houses and lands to the subleasing business is part of the housing policies. The NPA will continue to filter and select suitable national properties to be leased to subleasing businesses. The goal is to expand the supply for rental housing market and satisfy the public's demand for rental housing.
