Taxation and Land Administrations Launch Cross-Ministry Cooperation to Promote One-Stop Service for Real Estate Transfer!

The one-stop integration service of real estate transfer across taxation and land administrations is currently being promoted!

In the past, when people transferred real estate, due to their unfamiliarity with the operation procedures between different agencies, they often had to traverse between the household, taxation and land administrations to submit various documents, transcripts, and fees. To simplify the procedure, the Ministry of Finance and the Ministry of the Interior has worked together to gradually integrate the cross-agency service process for real estate transfers year by year. These time-consuming and labor-intensive situations will be simplified and the procedures will be more convenient in the future.

In order to let the public clearly understand the overall reporting process, the local tax online reporting system has added a query service that presents the real estate transfer process in a graphically guided manner and provides cross-organization status feedback functions. The application process, progress and all required documents are clear at a glance.

In addition, after logging in to the local tax online reporting system, the applicant can use the natural person certificate or health insurance card and password to check their cadastral and building information for free; the system can automatically bring in fields such as land and building transcripts to fill in online application forms. The simple and easy application process eliminates the time-consuming and labor-intensive registration of the past, and also cuts down on the cost of applying for transcripts of land buildings.

Starting from July this year, six municipalities and Hsinchu City will conduct taxation information administration and trial operations. Applicants can handle real estate transfer related taxes through the local tax online reporting system. If there is no tax arrears on land and houses, then the applicant need not go to the local tax collection and collection authority to check the debts at the counter; he/she only needs to take a photo or scan the land value declaration and deed declaration, contract, completed or non-levy stamp duty on the seal of the obligor and right holder on hand, deeds, tax (payment) payment receipts and identity documents, and upload them to the local tax online declaration system. After confirmation by the tax officer, he/she can directly obtain the payment statement with the tax owed stamp in the system. At the same time, the payment status will also be transmitted to the land administration agencies, reducing the public's travels to and from various agencies.

Land, building and cadastre surveys are free of charge, and are open daily 6:00-22:00 (Penghu, Jinmen, and Lianjiang counties are open from Monday to Friday 8:00-19:00 (not open on holidays). The public is welcome to make use of it.

If there are any questions about the operation of the newly added service items, you can directly visit the Real Estate Transfer Promotion Zone of the Local Tax Online Declaration Operating System website  (https://net.tax.nat.gov.tw/PLRX/Lrx200d01/info.html) or contact the local tax online declaration customer service hotline 0800-818-388.
